The turn around time for a standard residential appraisal is approximately three days, but changes regularly depending on the number of appraisals ordered.

You may wonder why you should spend money to have an appraisal ordered on your property?  There are numerous reasons.  How can you sell your property without knowing if you are actually asking what it is really worth.  Likewise how can you buy property without knowing if you paying a fair price for it, are you paying to much?   Without this knowledge in hand you may loose money, if you are the seller, or you may pay to much if you are the buyer.  An appraisal will show you  the appraiser's opinion of the fair market value of your property based on  market data sales approach, cost approach and income approach if applicable.  Do not confuse an appraisal with a comparative market analysis.  Only a licensed appraiser can perform an appraisal.  A real estate agent can do a CMA, they are two totally different items.
